"Ai Weiwei: Never Sorry" is an insightful, engaging and inspiring documentary about the activist and famed artist. That having been said, I am sure there are some people who might find it strange that I use the word inspiring for an artist who makes his art from smashing antique vases and pointing his middle finger at landmarks, especially Tiananmen Square.(By the way, does anybody know if there are any photos of his middle finger in front of Yankee Stadium?) I think both are symbolic of how nothing is sacred, especially the Chinese government who he is in a running battle with to gain transparency into the inner workings of its bureaucracy. After they shut down his blog, he went on Twitter and distributed his documentaries for free over the internet. His style is definitely confrontational, as somebody says he reminds him of a hooligan, but in a good way.(As Ani DiFranco once sang, being nice is overrated.) Remember, we are all hooligans, right now. Ai Weiwei's activism hit a critical point when he criticized the treatment of the poor during the 2008 Olympics and the response to the Sichuan earthquake which killed several thousand children in faulty construction that has been compared to tofu. As New Yorker magazine correspondent Evan Osnos points out, Ai Weiwei was initially inspired politically by the Iran Contra hearings when he was living in the United States that sought to hold a government responsible but did not work as well as some of us would have liked. So, instead of the fortune his son would inherit, he will have something much more precious to leave him. Now, if I can only figure out if the cat opening the door is supposed to be a metaphor or just darn cute.

Pink Samsung Galaxy S3 sighted in Korea

Samsung's proved in the past that it's not afraid of putting out phones in bright, bold colors -- recall the infamous "berry pink" Galaxy Note that emerged earlier in the year. Now it seems a pink Galaxy S3 may follow in the footsteps of that device, as that's exactly what's been tipped by GSMArena this morning.

The site reports via its tipster that the pink version will arrive on Korean shelves from next week, and branding has been leaked for all three of the major Korean mobile networks. The baby pink Galaxy S3 will join the brown, red, black and grey versions announced last month, as well as the original marble white and pebble blue.

There's no word on whether Samsung will seek to launch its pink S3 outside of its home territory, but given the endless variety found within the company's mobile line-up, we wouldn't be surprised if this model found its way to Europe before long.

Voters say they?re worse off, so why is Romney struggling?

In the twilight of President Barack Obama's first term, many polls, including a new Quinnipiac University tri-state survey of likely voters, show that most Americans say they are not better off than they were four years ago. But in those same polls, the president retains his edge over challenger Mitt Romney.

That's not normal, says Quinnipiac University pollster Peter A. Brown.

According to a poll released on Wednesday by Quinnipiac University, CBS News and the New York Times, Romney still has not overtaken Obama among the likely voters in the battleground states of Colorado, Virginia and Wisconsin. While Virginians are split on whether they're better off than they were four years ago, voters in the other states say they're worse off.

What gives?

Two words: "Likability" and "relatability"?areas, according to the data, in which Romney continues to struggle.

In those three states, Romney's favorability rating among likely voters hovers around 45 percent. Obama's numbers are slightly better, with favorability ratings of 49 percent in Colorado, 53 percent in Virginia and 52 percent in Wisconsin. (Meanwhile, former President Bill Clinton's favorability rating in all three states remains above 60 percent, which may explain why Obama has been running ads online showing him with Clinton and not Vice President Joe Biden, who's favorability tops out at 42 percent in those states, according to the poll.)

Perhaps even more telling is the poll's question about whether likely voters think Obama or Romney care more "about the needs and problems of people like you." In all three states, Obama leads by at least 10 percentage points. In Wisconsin, he has a 17 percentage-point edge on that question over Romney.

"Most times if voters think things haven't gone well, they say, 'Let's think of somebody else.' But at this point they're not saying that," Brown said. "Clearly they think [Obama] is more in tune with their lives."

The poll does show, however, that Obama has lost ground in two of the three states' polls. His five percentage-point lead in Colorado last month has evaporated to a dead heat with Romney and his lead in Wisconsin has trimmed from 51-45 percent to 49-47 percent.

"Obviously, if you're Mr. Obama, you're happier than if you're in Mr. Romney's shoes," Brown said of the poll. But he added a word of caution: The numbers "are not overwhelming."

Meanwhile, the latest Gallup swing state poll shows Obama and Romney are statistically tied.

On Thursday, September 27, the Leukemia and Lymphoma Society will hold its 5th annual Light the Night Walk in Mason to raise money for research and to provide support for those living with blood cancer.

Light the Night events are evenings filled with hope and inspiration. During the leisurely two-mile walk, participants carry illuminated balloons: white balloons for cancer survivors, red for supporters and gold in memory of loved ones who lost their battle with cancer. The thousands of walkers create a caring community that brings light to the often-dark world of cancer.

?The Light the Night Walk in Mason has grown to host approximately 2,000 people. In the years we have held the walk in Mason, LLS has been connected with many families and patients in the area,? said Light the Night Campaign Manager Tiffany Hoover. ?It?s an extremely special evening for families that have been affected by a blood cancer. It helps patients to feel less alone when they see all of the other white balloons floating in the air.?

The Mason walk takes place rain or shine and dogs, strollers and wheelchairs are welcome. Bikes are not allowed. Pre-walk festivities include food, refreshments, entertainment and a kids? area. Registration begins at 5:30 p.m. and the walk at 7 p.m. There will be a Remembrance Ceremony at 6:45 p.m. for those walking in memory of someone.

Prestige Properties & Development wraps up an eventful summer with the $210 million refinancing of Bay Plaza Community Center, a 517,000-square-foot retail property within the real estate company?s 1.3 million-square-foot Shopping at Bay Plaza complex in Bronx, N.Y.

Prestige was hardly under the gun to refinance the asset. ?[It was a] purely strategic business decision; Prestige wanted to take advantage of current attractive interest rates,? Sam Shalem, chairman and CEO of Prestige, told Commercial Property Executive. MetLife?s Real Estate Investments Division supplied the financing in the form of a five-year, fixed-rate loan bearing an interest rate of sub 4 percent.

Bay Plaza Community Center, which also features an office component, is a premier property in a premier market and holds the distinction of being New York City?s largest retail center. Its success is evident in the numbers; the retail segment is 96 percent occupied and net operating income exceeds $22 million. MetLife took note of what Shalem describes as a ?terrific, well-located property that continues to be successful, in an area that is still lacking in quality retail.?

The capital markets continue to warm up, and while retail may not be the darling of the commercial real estate lending community?multifamily still holds the title?the sector is hardly being ignored.

?For quality product, there are ample opportunities for financing,? Shalem said.

News of the Bay Plaza Community Center refinancing deal comes on the heels of Prestige?s groundbreaking for the Mall at Bay Plaza, a $300 million enclosed fashion mall that will add 780,000 square feet to the sprawling Shopping at Bay Plaza complex.

Sports equipments are more easygoing on their Ads, not much brouhaha, it is simply all about the quality of the equipment. Players sporting them are almost usually number one in their fields but they are not required to be as marketable as their apparel endorsers counterpart. Marking the fastest sales pace since Dec. 2007, HousingWire reports home sales in Chicago?s seven county region in August picked up, with properties spending only 139 days on the for sale market as opposed to 165 days in Aug. 2011, according to REMAX. August 2012 home sales rose nearly 27 percent over last August, to 9,145 units sold. While the median price of homes fell 4.4 percent from a year ago to $170,000, MHProNews has learned distressed sales for the second month in a row accounted for 37.5 percent of all transactions in August. This marked an increase from 36.1 percent in July 2012, and up from 36.4 percent last August.

Nokia cops to powering Amazon's mapping service

Well, Amazon is being pretty tight lipped about the details of its mapping service, but Nokia isn't afraid to spill the beans. A spokesperson for the Finish company, Sebastian Kurme, told The Next Web that Amazon is indeed licensing the Nokia Location Platform for its latest Google-shunning product. We reached out as well and were fed the exact same official statement, confirming that Nokia is becoming an even bigger player in the mapping sphere. The platform is already the basis for Yahoo! Maps and a large portion of Bing's offerings as well. Not to mention Nokia Drive, the company's navigation software, is one of the crown jewels of the Windows Phone world. Amazon is licensing the Nokia Location Platform (NLP) for maps and geocoding.

The Nokia Location Platform is the most advanced mobile location platform with a unique global footprint. It provides maps for almost 200 countries (with more than 100 of them navigable) and provides the best, automotive-grade map quality based on industry-leading technology and more than 20 years expertise in mapping.

Amongst others, it is already powering Yahoo Maps, and increasingly also powering Bing Maps as well.

Location is playing a central role in our strategy, and because of its global footprint, quality and completeness of performance (geocoding, routing, traffic) the Nokia Location Platform offers great opportunities for 3rd parties to build upon.
